Using this site

Rates and availability shown here are drawn from the property management system that holds the calendar. A price shown before you complete a booking is a quote. The figure the reservation is written at is the one that system computes, and this site is built so the two reconcile rather than compete.

Where the calendar cannot be reached, this site says so and shows no price, rather than displaying a previous one.

Booking and payment

A booking exists once it is confirmed in writing and payment has been taken. Until then, dates shown as open are open to everyone, and a quote is not a hold. The full total, including cleaning, any pet fee, and taxes, is shown and agreed before payment is requested. Nothing is added after that point.

Card details are never entered on this site and are never stored by it. Payment is handled by a dedicated payment processor, named at the point you are asked to pay.

Cancellation

The cancellation terms that apply to a stay are the ones shown at the time of booking and repeated in the written confirmation. They are presented before payment, not after it, so no guest agrees to a stay without also seeing what happens if plans change.

If you need to cancel, please get in touch directly rather than waiting on a form. The number and the email address on this site both reach the owner.

House rules and occupancy

Each house states its maximum occupancy on its own page, and that limit is enforced at booking. Pets are welcome at all three houses, with a fee shown as a separate line in your total before you pay.

Rules specific to a house, including parking, community restrictions, and quiet hours, are set out in the rental agreement provided before payment. If one of them would change whether the house suits your party, please ask before you book rather than discovering it on arrival.
